Planning Ahead
Most importantly, it is imperative that buyers have enough money saved to pay for items like: earnest money, inspections, down payments and closing fees. Please contact your lender and title company ahead of time for the down payment and list of the closing fees you should anticipate paying on the day of closing.

Understanding Earnest Money
Buyers should be prepared to deposit earnest money at the time of contract. Earnest money is a sign of good faith and solid intentions to move forward with the purchase. Your agent will advise you as to what an acceptable amount is at the time of contract. Expect to deposit a minimum of $1000 with your offer. The title company will hold these funds and they will be credited to you at time of closing.
